Booking Terms

Thank you for choosing to book your holiday accommodation with Sandy Ridge Retreats. By making payment you are agreeing to the following Booking Terms.


  • ‘We’ or ‘Us’ means Sandy Ridge Retreats (also known as SRR) acting on behalf of the Property Owner.
  • ‘You’ means the Guest named on the Booking Receipt.
  • ‘Guests’ means those staying overnight.
  • ‘Visitors’ means those invited by the Guests to visit the Property.
  • ‘Property’ means the premises to be rented, all its contents and facilities.
  • ‘Property Host’ means the primary contact representative We assign to You during your stay.

Booking Confirmation

Unless We agreed with You otherwise in writing, a deposit of 50% of the total booking payment (excluding Bond) is required to confirm your booking. The balance payment must be received by us, in cleared funds, by the due date on your Booking Receipt along with signed your booking agreement, current photo identification (e.g. Driver’s Licence) and credit card details to pre-authorise the Bond.

Bookings made less than 14 business days before your arrival date require full payment at the time of the booking to be confirmed. Please ensure payment is made by the due date to avoid automatic cancellation of the booking without notice or liability to You.

Methods of Payment
We only accept payments via electronic bank transfer and credit card (Visa and Mastercard). All credit card transactions will incur a 3.6% fee (excludes pre-authorisations).  Please refer to the last page of the Booking Terms for payment details.

Property Access / Key Collection

Following booking confirmation, a Property Host will be assigned to You and will share Property Access details with You. Keys to the property will be made available to You at the Property.

Your Responsibility

The person who signs these Booking Terms (i.e. You) remains the primary contact with us, and assumes full responsibility for all Guests, Visitors, and for the condition of the Property and all charges payable. Following payment a receipt will be emailed to You confirming your booking details including the Property address, arrival/ departure times, number of Guests and linen arrangements. It is your responsibility to familiarise yourself and comply with any terms or instructions communicated with You by us.


It is a condition of your booking that we hold your bond as security against breakage; damage; loss; excess cleaning; or any other expense incurred for the duration of your stay. The bond amount will be communicated with you on your booking confirmation and will be listed on your booking receipt. SRR reserves the right to secure your bond via electronic bank transfer or pre-authorisation on your credit card. A breach of the Booking Terms will result in full or part forfeiture of your Bond. If your Bond is processed, a minimum $65 administration fee will apply. We reserve the right to hold and/or process the Bond for up to 7 business days following your departure. If there are any Bond issues you will be notified and the bond will be held until the issues are investigated, quoted and/or resolved.

Arrival / Departure

Unless arranged in writing with us, arrival time is at 2pm and departure is at 10am (sharp!). Arrival and Departure times will be listed on your Booking Receipt.

Property Host and Access
Your Property Host will share Property Access details with You after We have received your booking agreement, Photo ID, and full payment including Bond. Please forward any questions you may have and report any issues as they arise to your Property Host. Issues are to be communicated in writing with photographic support to ensure a speedy resolution during your stay.

Issue Resolution
Please report any issues to your Property Host immediately. Follow up with a brief text message including photographic support where applicable to ensure a speedy resolution during your stay. Please do not attempt to fix any faults or breakages yourself.  Escalations can be forwarded with supporting documentation to within 72 hours of the initial report to your Property Host if the issue remains unresolved. We cannot accept complaints if you have not followed the course of action laid down in this clause.

Departure checklist to avoid Bond deductions:

  • Dishes crockery, glassware and cooking utensils have been washed and put away
  • Food items have been removed from fridge and surfaces have been wiped down
  • Any items moved since arrival have been returned to the original position / location
  • Food from the fridge, freezer and pantry is removed
  • Floors are clean
  • Barbecue is clean
  • Your personal belongings are packed and ready to leave with you
  • Doors and windows are securely locked
  • Appliances (including lights, air conditioning and heating) are switched off
  • Property and surrounding grounds are clean, tidy and free from rubbish / waste
  • Keys have been returned to the Lock Box (or designated area) and secured
  • The Property has been vacated at 10am sharp, unless otherwise agreed in writing

Linen and Towels

If linen and towels are not supplied as standard with your booking, your will be required to bring your own doona covers, flat sheets, fitted sheets, pillowcases, bath towels, beach towels, bath mats, bath towels and hand towels for your stay.  If bed linen is not used, the cost of launder will be deducted from your Bond.

Linen Service (if not supplied as standard)
Linen and towels can be arranged for you on request at a fee of $50 per person, this includes setup on arrival and laundering on departure for your convenience. Beach towels not included.


Please leave the Property clean and tidy when you leave. The agreed rental fee includes a standard clean following your departure. Any excess cleaning required will be charged to you at $65 per hour and/or per bag if rubbish/waste removal is required.

House Cleaning Service
House cleaning service is available on request, email to enquire and arrange.

If a BBQ is available and used, it must be cleaned thoroughly otherwise a $65 fee will be charged to your Bond. If the BBQ gas bottle is empty during the course of your stay, please have it refilled or swapped at the local hardware or petrol station. Present us with the receipt of purchase and We will reimburse you.

Please place the Council bins out for collection before you depart the Property. Bins must be left at the front of the Property before departure, ready for collection. All rubbish/waste must be removed and bins must not be overflowing or left in public/common areas. Rubbish can be taken away with you or dropped at the tip. For the comfort of future Guests We have a strict non-smoking policy. If cigarette smells or butts are left at the Property the Bond will be forfeited.

Swimming Pool / Spa (if available)

Please maintain water levels to halfway up the skimmer box by filling the pool with the hose provided. No glassware is permitted in the swimming pool / spa. Spa must be turned off when you depart.


Pets are not permitted at the Property unless agreed by us in writing, otherwise your Bond will be forfeited. If pets are permitted at the Property, please do not allow them on the furniture and remove all of their waste from the garden areas.

Guest Numbers

Additional Guests and Visitors must be must be agreed by us in writing prior booking and additional costs may apply. Guest numbers must not exceed that stated on your Booking Receipt.

Parties and Functions

Parties and functions of any kind are strictly prohibited, and will result in eviction without refund and your Bond will be forfeited. Special celebrations must be agreed by us in writing prior booking.


Please be considerate to neighbouring properties and do not give cause for complaint due to excessive noise or unsociable behaviour during your stay, especially between 10pm and 9am.

Vehicles are only permitted in designated areas. Tents and caravans are not permitted on or around the Property and will result in eviction without refund and the Bond will be forfeited.  Any illegally parked vehicles are subject to towing. Applicable fines and towing fees are the sole responsibility of the Vehicle Owner.

Foxtel and WiFi
Please accept that sometimes, for reasons beyond our control, these services may not be available. Please do not upload or download very large files or movies otherwise excess charges will be deducted from your Bond. Make sure you are taking reasonable care when using these services.

Cancellations / Variations

Any requests for variation of a booking must be made to us in writing 30 business days prior check-in. The 50% deposit required to confirm your booking is non- refundable.  All cancellations will incur a loss of deposit. Refunds less any administration charges, fees/commissions and expenses will only be issued if the Property is relet for at least the agreed booking duration and payment cancelled, in accordance with our Booking Terms.

You are strongly advised to take out comprehensive holiday and travel insurance to cater for any unforeseen circumstances.


You indemnify and will keep us indemnified against any claims, accidents, injuries, illnesses, actions, damages, losses and/or expenses, however caused, while you occupy the Property and/or as part of this booking.  

Booking Acceptance
Your booking is confirmed in good faith at the time of acceptance. We reserve the right to cancel the booking due to unforeseen circumstances. Every effort will be made to find your alternative accommodation. If this is not possible or acceptable to you, then we will offer you a full refund of your booking payment. Our liability will not extend beyond this refund.

Right to Refuse / Terminate
We reserve the right to refuse any booking and to terminate the booking agreement and evict You, your Guests and Visitors if deemed necessary by us as a result of a breach of the Booking Terms.

Lost Property
We do not accept liability for finding or returning lost Property. It is your responsibility to check that personal belongings have not been left at the Property before departure. A minimum charge plus the cost of retrieval, post and packaging, paid in advance via credit card, will apply if any lost Property is found and requested to be returned to you.

Additional administration
Any additional administration or duplication of tasks will be charged at a minimum fee of $65, unless otherwise agreed with you in writing.

Privacy Policy

Any data collected during the course of this booking or your stay will be stored. Confidential information, such as credit card details and personal identification will be deleted following Bond release. With your permission, We may from time to time contact you about promotions and offers. We will not share your confidential details with any third party, unless enforced by law.

By making payment you are agreeing to the Booking Terms including implied terms and conditions set by law under the Fair Trading Act and the Trade Practices Act 1974 (Commonwealth). Breach may result in termination of your permission to occupy the Property, eviction, and/or charges against your Bond.

Declaration and Agreement

By making payment for this booking I hereby acknowledge:

  • I have read and agree to the Booking  Terms
  • I will remain the primary contact for this booking
  • I agree to indemnify SRR for any claims made
  • I accept full responsibility for my Guests and Visitors who will use the Property
  • I accept full responsibility for the condition of the Property and all charges payable
  • I am an authorised user of any credit card / payment details I provide as part of this booking

IMPORTANT: Please attach a current copy my government issued Photo ID (e.g. Driver’s Licence)

This must confirm your full name, date of birth and residential address. We cannot permit your access to the Property if your have not followed the course of action laid down in this clause.
