Booking Terms and Conditions
ACCOMMODATION
• The guest named on the receipt remains the primary contact with SRR, and assumes full responsibility for other guests and the tenancy of the property
• Following confirmation of the booking, a receipt will be emailed to you containing all the details of the booking made
Payment
• A 50% deposit is required to confirm your booking
• The balance is payable 14 days before arrival
• Payments can be made by EFT or Credit Card (Visa & Mastercard accepted)
• Bookings made less than 14 days before arrival require full payment at the time of booking
Security Bond
• A bond will be held against your credit card, as detailed in your receipt
• The bond will be refunded after inspection following departure (within 7 days)
• SRR reserves the right to debit your credit card for any amounts outstanding for (but not limited to) excess cleaning, additional guests, call outs, loss of keys or repairing damage to the property
Cancellations
The following cancellation fees apply:
• 50% from the time of booking
• 100% if the booking is cancelled within 14 days of arrival
In addition to any cancellation fee there is a minimum administrative fee of $50 if you make changes to a booking.
Arrival and Departure
• Check-in and check-out times are provided with your receipt
• Please call the number on your receipt 24 hours before your estimated arrival to confirm your arrival time
• All guests must vacate the premises before the time specified on the receipt, unless otherwise agreed with the Owner or SRR
• On departure, please follow the owner’s instructions with regard to keys
Visitors
• Daytime visitors are welcome in small numbers (maximum 6), but special celebrations or parties must be approved by SRR or the owner prior to arrival
• The number of overnight occupants must not exceed the guest numbers stated on your receipt
• Outside music and noise after 11.00 pm is not permitted, in consideration of the neighbours. If complaints are received regarding noise or behaviour, SRR or the owner reserves the right to evict guests from the property
Inspection
• An inspection of the premises can be made upon demand by SRR or the owner, if it believes the terms of this agreement are not being met
Booking Acceptance
• Bookings are accepted in good faith. The owner and SRR will not be liable for damages of any kind should the booking have to be cancelled due to unforeseen circumstances
• Every effort will be made to find alternative accommodation, but the quality and price of such accommodation cannot be guaranteed
Smoking
• For the comfort of future guests we have a strict non smoking policy inside the house. Smoker’s ash bins are provided outside for your convenience
• Please do not throw cigarette butts into the garden beds as this is a high fire risk area
• The cost of removing cigarette smells inside the house can be very high, and will be deducted from the bond
Personal Property
• No responsibility will be taken by the owner or SRR for any personal property left inside or outside the premises at any time
Breakages and Damages
• In the event of appliances not working or damage to the property, you must inform the owner promptly, so that the problem can be fixed
• Damage caused by guests is to be reported to the owner and the cost of repair or replacement borne by the guests
Cleaning & Garbage Removal
• You are asked to leave the property as you found it. Any extra cleaning required as a result of the property being left in an untidy state will be deducted from the bond
• If you are staying on a Sunday night please place the Council bins out for collection on SUNDAY evening ready for Monday morning pick up
• Please dispose of any garbage which will not fit into the bins provided
• If the BBQ is used, it must be cleaned thoroughly. If the owner is required to clean the BBQ, a cost of $30.00 will be incurred
Linen
• Linen is not provided as standard, and you are required to bring your own flat and fitted sheets, pillowcases, towels and hand towels for your stay.
• The owner will provide a full linen service for $30.00 per person for stays up to 7 nights
• If bed linen is not used, the cost of laundering doona covers and mattress and pillow protectors will be passed on to you
Babies
• A cot, baby bath and high-chair are available on request for an extra charge. These must be thoroughly cleaned before departure
• Should additional cleaning be required then a charge of $30.00 will be deducted from the bond.
Pets
• Pets are not permitted at this property
Indemnity
• The tenants will indemnify the owner and SRR against all liability which might otherwise attach to the owner or SRR as a result of injury, damage or loss (to person or property, suffered by any person where such injury, damage or loss has been caused by or contributed to by any act or omission of the tenants or his agents or invitees).
